No Bankruptcies for 10 years. 2 years of stable documented income (job, govt assistance, etc.) Proof of household income. Income needs to be 3 times rent + car payments. Current on all bills (excluding medical) Positive rental history. No landlord tenant issues (judgement, evictions, broken leases, damages, etc.). No cosigners permitted. Applicants must qualify on their own merit(s). At least one verifiable landlord reference (tenant verification form) All vehicles must be approved by landlord. Maximum of 2 vehicles are allowed. All vehicles approved by the landlord must be able to be housed in the garage at night with the garage door shut. Vehicles too large to meet these requirements are not permitted.
